I play the back 9. The greens are well kept the fairways are wide-open. The tee boxes are in fair condition. Also, We played on a Saturday and the pace of play was pretty fast.

Better if the course would pair you with like handicap players. When I play with low handicappers the pace of play is too fast. I lose my game and focus and play worse.
