$35 green fee in winter? The greens need a lot of attention. A lot of patches, long divits and bald spots. It’s a nice area to play in but maybe during the summer would be best. If you don’t care about score and just wanna play then it would be a good choice but if you’re in a tournament, it’s tough to read the greens due to the spotty areas on the green.
