Greens are rough, but fairways and tee box’s are in good shape.

Rough is very unkempt. Greens are in very rough conditions and dry. Fairway is dry and surfaces are hard.

Just not in good shape. Unrepaired divots on the greens. Sparse grass on the fairways. Tee boxes utterly destroyed. Given that it was recently overhauled a couple of years ago, you’d expect better. Especially for the price.

Greens are super fast right now. Even after the rain the day before. Good growth so far. Usually busy. Typical 4 hour round
