Fairways unplayable due to rain otherwise this course is perfect.

Affordable to a point. Walking rates on the lower side. Conditions vary hole to hole day to day. Some are rough a few are pristine. Could definitely bump up to a higher rating is the cost was just a touch lower. Enjoyable to play front 9 plays much easier then the back.
