Absolutely rubbish condition & I played it in the middle of July so can’t blame winter weather. Tee Boxes are not even flat or cut. The greens are really bad, no point in even trying to make a read when it just bobbles off everywhere. Fairway is like first cut rough. The fringes of the green are just mud. Shut it down or invest in it that’s my advice.
