Tee boxes are a joke... More like sand boxes. Pace of play was as expected, I've never really had a round where you haven't waited here. Greens are covered in fungus and very patchy. I would not pay full price to play this course.

Id call it a gem if they just cut down a few tree branches that overhang the fairways like crazy
